The pre-launch material lists 28 items, and it is worth more than the usual template for one checkable reason: its unusual entries, a pickleball court, a jacuzzi, outdoor seating pods and a barbeque and bonfire area, appear in no other brief we hold, and its vocabulary tracks the firm's published page for Mythri Sikharam. It is still not a schedule, and Mythri Builders has published none of it.
Water, fitness and the indoor rooms
A swimming pool, a kids' pool, a jacuzzi, a gymnasium, a yoga studio and an indoor games room: the rooms that live inside a club house, the one building the filing records, and so the least improbable items on the list. One pool serving 993 households is a queue at seven in the morning, and no dimension has been published.
The courts, the track and the pickleball question
Sport takes the most land: a sports court, a basketball court, a cricket practice pitch or net, a skating rink, a pickleball court and a walking and jogging track. At 90 homes an acre these compete with the blocks and the driveways for surface area, and only a building plan can settle whether they fit. Pickleball is on the list and on the firm's Sikharam page. It is on no filing for this project.
Gathering, performance and the outdoor rooms
A multipurpose hall, an amphitheatre, an open party lawn, a mini theatre, a barbeque and bonfire area, outdoor seating pods and landscaped gardens make up the social half of the list. Landscaped open space is the one part a building plan will quantify, being a planning requirement rather than a marketing choice. Today there is no landscape schedule and no open-space figure.
Everyday rooms for children, older residents, pets and work
A children's play area, senior citizens' seating, a pet park, a co-working or outdoor working zone and a visitor lounge complete the everyday provision. These are the cheapest items to promise and the easiest to shrink between a rendering and a handover, so they belong in an agreement rather than on a page like this one.
Services rather than amenities
Three entries are not amenities at all: 24/7 security with CCTV, power backup and rainwater harvesting. The first two are baseline services a buyer should assume are priced in rather than granted; the third is a statutory expectation the Terms of Reference require the promoter to study. Listing them beside a jacuzzi flatters the count.
