What this Mythri Sarjapur review is, and what it cannot be

Nobody lives here. The project exists as an environmental proposal and a boundary file lodged with the state, so any resident review or testimonial in circulation for it is manufactured, and we publish none. What follows is an assessment of the record by an independent publisher. Mythri Sarjapur is the working title used on this site; Mythri Builders has not announced a marketing name, and its upcoming-projects page returns a 404. One clarification belongs at the top, because it is the likeliest way a reader lands here by mistake. This is a separate scheme from Mythri Sity, Mythri Street and Mythri Sikharam, the firm's three registered projects under way nearby, and from its completed Sapphire and Signature. It has its own survey numbers in Hadosiddapura and Chikkanayakanahalli, off Sarjapur Road, and no RERA registration.

The website's separate claims, "1000+ apartments delivered" and "since 2019", are the firm's own; its pages give Sity as "423 residences" against 468 registered.

Those ratios are our own arithmetic, estimates of relative scale. The optimistic reading is a firm scaling inside terrain it knows; the cautious one is that contractor capacity and working capital do not scale linearly, and a two-tower builder's first seven-block site is where programmes slip.

Areas to monitor at Mythri Sarjapur

The approvals stage. Nothing beyond the Standard ToR of 27 May 2026 has been granted; the clearance application filed on 17 July 2026 is under verification, and there is no K-RERA registration. Unit counts, heights and layouts move between application and grant.

Timing. There is no completion date, because a completion date is something registration produces. The registered neighbours mark the horizon: Birla Evara has filed 25 December 2031, Arvind Sylva 31 August 2031, Prestige Somerville 31 December 2027. The launch and handover quarters in circulation are template defaults, so we publish neither.

The land instruments. The environmental form declares a mix of joint-development, power-of-attorney, exchange and sale documents, only an exchange deed for Sy. 25/1 uploaded. A joint-development agreement means landowner co-promoters at registration, and fifteen survey numbers across two villages is a harder title position than a single parcel.

Density. 993 homes on 11.03 acres is 993 ÷ 11.03, about 90 homes per acre, our own division. It is dense, and in line with what this firm builds: Sity's 468 homes on 2.0243 hectares, or 5.00 acres, is about 94 an acre, while Birla Evara's registered 1,594 on 25.71 acres is about 62. A club house is recorded in the filing's title, and a great many households will share it.

Access. The site is off Sarjapur Road, reached by the Chikkanayakanahalli and Gattahalli Road side roads, and this belt diverges badly between map and road. "The Kodathi offices of Accenture and Uber are 4.53 km by road, close to three times the distance the map suggests, because the route is circuitous. Judge this site on routed kilometres only."

Jurisdiction and water. The site tests about 1.65 km outside the Greater Bengaluru Authority boundary, in the Bangalore Development Authority's planning area, under the local gram panchayat, which census-derived listings give as Halanayakanahalli. Expect a panchayat khata and panchayat property tax rather than a city-corporation A-khata, and confirm the classification on the specific survey numbers: it governs the annual tax and which lenders will fund the purchase. A BWSSB reservoir of 48 million litres stands 0.19 km away by road, an infrastructure fact and not a supply commitment for this parcel, whose water source is on no record.

Three infrastructure facts carry dates. Namma Metro's Yellow Line is operational, carrying passengers since 11 August 2025 between R V Road and Delta Electronics Bommasandra; Hosa Road at 7.21 km is a drive, and a BMTC feeder runs to the Kodathi Wipro gate about 3.5 km away on routes MF-22 and MF-22A, eight buses on two routes per Deccan Herald, 10 August 2025. The Blue Line, Phase 2A, is under construction, Ibbaluru 6.15 km away; "The Blue Line, Phase 2A, is under construction, Ibbaluru 6.15 km away by road; the state's own stated opening target has already moved once, so we publish no opening date and no Phase 3A station." Apollo Hospitals' Sarjapur Road facility is open, per the hospital's newsroom item of 6 July 2026, at 4.80 km by road. That matters: the only hospital inside two kilometres is Punarjani at 1.11 km, Ayurvedic rather than allopathic.

The most instructive column is the one that does not appear. Nambiar, Adarsh and Lodha publish no price on this belt, and Mythri Builders shows "Unlock Price" even on registered projects. Holding the rate back until registration is the norm here.

The investor case at Mythri Sarjapur, and the arguments against it

The structural case is a demand case, and it is genuine. The employment cluster in the table above, a railway station at 4.64 km and a running metro line at 7.21 km produce rental demand today rather than on a promise, and a developer already building on these roads lowers the risk that nothing gets built.

Against it: no price, so no yield can honestly be calculated and we publish none. No registration, so none of the Act's protections attach to anything agreed now, meaning no agreement for sale in the prescribed form, no statutory project account, no declared completion date and no adjudication route. And supply is heavy: this firm alone has 869 registered homes under way within about a kilometre, which this filing would take to 1,862, with Birla Evara's 1,594 at 2.31 km.

What buyers and tenants will weigh at Mythri Sarjapur

For a family the short-range map is the strongest thing here: "three schools and two colleges within 1.5 km by road, the closest at 0.30 km, and a fourth school at 1.58 km", and a lake at 1.81 km. Healthcare is thin inside two kilometres and improves sharply at four to five. For a tenant it is the commute, and the Sarjapur employment cluster sits between four and seven routed kilometres, which drive longer than they look.

For both, three questions decide it and none can be answered today: what it costs, when it finishes, and what the registered unit mix is. The configurations in circulation, 2 BHK at 1,100 to 1,300 sq ft, 3 BHK at 1,400 to 1,600 and 3.5 BHK at 1,700 to 1,900, are the intake brief's tentative table, which says details follow registration. The 28-item amenity list in the same pack is not the developer's published schedule; the only amenity on the government record is the club house in the filing's title. That pack also lists categories of promotion, introductory pricing, limited-period launch offers, waivers on selected charges, none carrying an amount, term or expiry, so not one appears here: a promotion with no terms is an inducement rather than an offer.

A due-diligence checklist for Mythri Sarjapur

  1. The K-RERA registration number, checked on the Authority's own portal, not a brochure. Sikharam's, Sity's and Street's numbers belong to those projects alone, and this scheme has none.
  2. The BDA plan permission for these survey numbers, with its number and date, matching the counts you are shown.
  3. The khata classification on the survey numbers in writing, with your lender's confirmation that it will fund against it.
  4. The title chain and the land instruments, showing which document covers which survey number, with every landowner co-promoter also on your agreement.
  5. The environmental clearance, its conditions and the declared water source. Conditions imposed at grant can change water, sewage, green cover and build sequencing, and the reservoir next door is not a connection.
  6. The rate and its area basis, carpet or super built-up stated explicitly, and your unit's carpet area as it will appear in the agreement.
  7. The promoter's identity. Mythri Builders is a partnership firm, not a company, and several unrelated promoters use the "Mythri" name in the Karnataka registry. Match the Registrar of Firms number and the HSR Layout address on anything handed to you.

The editorial position on this Mythri Sarjapur assessment

This is an independent assessment of a project at the approvals stage, built from the promoter's environmental filings, the Karnataka RERA registry, the developer's published pages and routed road distances. It carries no rating and no price, because neither exists honestly here.

Stated plainly once more: Mythri Sarjapur holds no registration with the Karnataka Real Estate Regulatory Authority, and no application is pending under the promoter's name. Under Section 3 of the Real Estate (Regulation and Development) Act 2016, a project in a registrable class cannot lawfully be advertised, marketed, booked or sold before registration is granted. Standard Terms of Reference were granted on 27 May 2026; the clearance application filed on 17 July 2026 is under verification. This microsite is an information and enquiry resource, not a booking channel, and nothing on it is an offer or an invitation to pay.

What is Mythri Builders' track record, and how large is this scheme by comparison?

The registry shows seven registered projects for this promoter, and three environmental clearances granted on other parcels. Four registrations are ongoing, Sity 468 homes, Street 219, Sikharam 182 and Sankalp DKM 101 at Halehalli on the K R Puram side, a registered pipeline of 970 homes of which 869 sit within about a kilometre of this parcel. Two completed deliveries stand nearby: Sapphire at Kodathi, the firm's earliest registration, recorded as complete with an occupancy certificate on file, and Signature at Halanayakanahalli, 130 homes on a BDA plan sanction dated 21 September 2022. This filing is 993 homes in seven blocks, so it would slightly more than double the firm's entire registered pipeline in one scheme and is more than twice its largest registration to date. The website's separate claims of a thousand-plus apartments delivered and a start in 2019 are the firm's own, and we attribute them rather than assert them.

What do apartments along this belt actually sell for?

Only other developers' published numbers can answer that, each with its register attached. Birla Evara, the nearest branded launch at 2.31 km by road, registered under PRM/KA/RERA/1251/446/PR/060225/007487 in the name of Vardhita Properties Private Limited for 1,594 homes in 13 towers on 25.71 acres, publishes "From ₹1.99 Cr*" with its own disclaimer calling that indicative. What should I verify before I commit any money?

Seven things, in roughly this order. Check that a K-RERA registration exists at all, and read the registered details rather than a brochure. Check the current status of proposals SIA/KA/INFRA2/578619/2026 and SIA/KA/INFRA2/584253/2026 yourself on PARIVESH. Ask for the BDA plan sanction and test whether the unit count, block count, floors and land extent match what you were told. Have an advocate run title and encumbrance across all fifteen survey numbers and establish which are held under a joint-development agreement, because those landowners become co-promoters at registration. Confirm the khata classification with the gram panchayat, confirm that the entity on every document is the partnership firm Mythri Builders and not another Mythri promoter, and ask in writing what the water source for this parcel is to be.

Is Mythri Sarjapur the same project as Mythri Sity, Mythri Street or Mythri Sikharam?

No. This is a separate scheme from Mythri Sity, Mythri Street and Mythri Sikharam, the firm's three registered projects under way nearby, and from its completed Sapphire and Signature; it has its own survey numbers and no RERA registration. Sity is registered at Sy. 67/2 Kodathi under PRM/KA/RERA/1251/446/PR/300525/007802 for 468 homes, Street at Sy. 67/3 and 67/11 to 67/13 Kodathi under PRM/KA/RERA/1251/446/PR/151025/008172 for 219 homes, and Sikharam on a different Hadosiddapura parcel, Sy. 48/4 and 48/8 to 48/10, under PRM/KA/RERA/1251/446/PR/280525/007790 for 182 homes. All three are within about a kilometre of this land, which is why a brand-plus-corridor search returns them. The firm's fourth ongoing registration, Sankalp DKM, is at Halehalli in Bidarahalli Hobli, about 16 km north on the K R Puram side, and is not on this corridor.

Is Mythri Sarjapur RERA registered, and what is its RERA number?

It is not registered and it has no RERA number. We parsed the Karnataka RERA project registry, 9,924 rows read on 7 September 2026, and found exactly seven rows for promoter Mythri Builders, none for these survey numbers, and no acknowledged application pending. You will find no registration number for this project anywhere on this microsite. Because the index does not expose survey numbers we put it precisely: there is no registration under the promoter's name. If material you are shown carries a RERA number for Sy. Nos. 25 to 27 Hadosiddapura, check it on the K-RERA portal and see which project it belongs to, because the numbers circulating on these roads belong to Sity, Street and Sikharam.

When is the launch, and when is possession at Mythri Sarjapur?

No date can honestly be given. The developer has announced no launch, no construction start and no possession date, and the project has not passed the two gates, an environmental clearance and a K-RERA registration, that would have to precede any of them. Launch and completion quarters do appear in circulating intake material; they are template defaults, labelled tentative in the workbook itself, and we do not reproduce them. A possession date becomes meaningful only when a promoter declares it in a K-RERA registration, because that is the point at which it becomes enforceable.
